The municipality of El Pitillal is inland from the costal area. Broadly speaking it is east of the Hotel Zone and Marina area, with it’s main access point being the road leading away from the Cruise ship terminal at Walmart and Sam’s Club. El Pitillal is a suburban area of Puerto Vallarta that has remained largely untouched by tourism. It is surrounded by genuine local character and charm with traditional parades, strolling musicians, fireworks and cultural events that take place in and around the central plaza on a regular basis. All services can be found here, from small family restaurants to large grocery stores.
Whilst not an obvious choice for the foreign investor in the past, it’s proximity to Downtown, the Marina and now the neighboring new residential complex know as “Fluvial”, it appeals to those looking for a more genuine Mexican experience, within close vicinity to Downtown Vallarta. The UNIVA area is north of El Pitillal and is mostly a new housing area.
Real Estate in both these areas is generally limited to houses and building lots, at lower prices than other areas. Whilst the majority of houses will be old, there are a number of new build modern houses available in these areas.
